Tenants - The Renting Process

Every prospective tenant has individual wants and needs and we appreciate the difficulties of searching for that special place to live. Bradley & Sadler has properties ranging from studio flats to detached houses, so we’re confident we’ll have something to suit you. Viewings will be arranged at times to suit you and our clients.

Reserving the property

In order to secure a property we will require the agency fee, which is 40% of the first month’s rent (minimum fee of £300). This fee is non-refundable. The balance of the monies due (1st month’s rent and deposit) will need to clear 3 working days before you move in.


We use the services of an independent referencing company to obtain and evaluate references.


Rents are normally quoted calendar monthly and are payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable either direct to the landlord or Bradley & Sadler.


A security deposit of 6 weeks’ rent must be paid and will be held by a government approved scheme. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.


We charge 40% + VAT of the first month’s rent. (minimum charge of £300)
